On Time

We understand the importance of time in the building process. You need to be confident that your new home will be ready to move into when we say it will.

Every Sutton Building project starts with a detailed schedule, outlining when each task will take place. This allows you to track progress.

The planned completion date is included in our contract, so we are always held to account (no false promises). We even make allowances for likely delays, such as wet weather.

Our Building Process

Building a new house allows you to bring every aspect of your perfect home to life.

Our initial consultations are free of charge. This includes:

    • Initial site inspection
    • Ensuring we share your vision
    • Discussing any issues that may affect your house on your land

1. Planning & Design

When you’re ready for a new home proposal, we’ll ask you to pay $2,500 (this can vary depending on the size or complexity of the build).

This initial fee covers:

    • Site plan
    • Floor plan
    • Elevations
    • Electrical plan
    • Concrete plan

This allows us to provide a firm provisional sales estimate.

2. Proceed to Contract

Review and sign your contract documents—these are used throughout the remainder of your build journey.

At this stage, you will need to pay the balance of your 5% deposit.

3. Obtaining Permits

Before construction begins, we will obtain the necessary permits and approvals from local authorities.

This involves:

    • Submitting building plans for review
    • Obtaining permits for zoning, building codes, and environmental regulations

(Your application for Building Approval will be through our Private Certifier.)

4. Site Preparation

Once permits are secured, we prepare the site, which may include:

    • Clearing land
    • Grading the site
    • Preparing the foundation

Depending on the site condition, this may also involve excavating and levelling.

5. Building Construction

With the site ready, construction begins. This typically includes:

    • Foundation/slab
    • Wall and roof framing
    • Installing utilities and infrastructure
    • Completing interior and exterior finishes

We work closely with you to keep you fully informed on progress and ensure everything meets your expectations.

6. Payment Stages

Your contract will outline payments required at each stage of construction:

    • Deposit
    • Base/slab stage
    • Frame stage
    • Enclosed stage
    • Fixing stage
    • Practical/final completion

You will need to make progress payments at the nominated contract construction stages.

7. Final Inspection & Handover

Once construction is complete, a final inspection is conducted to ensure:

    • The home meets all building codes and regulations
    • The quality of finishes and installations is up to standard

Once the home passes inspection, you’ll be ready to move in and enjoy your new house.
